We want you to enjoy your holiday, from time of booking to successful completion. To ensure this works well for everyone, there are formalities to bring to your awareness and to gain your agreement to them.
I. Use of the cottages
Arrival and Departure
Please arrive from 4pm onwards on your day of arrival, usually Friday. If you anticipate a late arrival, do let us know. Please vacate the cottages promptly by 10am on the day of departure, our staff need plenty of time to clean and prepare them for our next guests.
Deposit (Booking)
We hope most holiday cottage reservations will be through the website, however telephone bookings are also welcome. In either case, your reservation will be held for seven days pending receipt of a non-refundable booking deposit of 33%.
Please understand that at peak holiday times there is a lot of demand for the cottages, it would be unfair to disappoint others should you not confirm within this period. The deposit is payable in advance, receipt of the deposit will be acknowledged and the booking confirmed. The balance of the holiday price is to be paid at least 6 weeks prior to the holiday start date. If the booking is less than 6 weeks in advance please pay in full on booking.
We reserve the right to request, and retain until up to two weeks following the visit, a £250 damages deposit per cottage rented, in addition to the booking deposit.
Your Responsibility
When you book a cottage you are responsible for it for that period and we appreciate guests who look after the property. We respectfully request, and reasonably expect that on leaving your cottage all equipment, the oven, utensils and furnishings will be left clean, tidy and in good order. We reserve the right, at our sole discretion, to charge for any breakages or additional cleaning time.
The booking form must be signed by someone aged over 18 years of age who can confirm your agreement with the terms and conditions on behalf of all members of his/her party.
Occupancy & Use
We are obliged to ensure for fire safety and insurance reasons, also to preserve the conditions of the awarded ETB star rating that the number of people staying in a cottage is no more than the maximum stated in the brochure. In addition, only the guests listed on the booking form are entitled to use the cottage and related areas. Any variation to this must be agreed in advance with us. We retain absolute discretion to refuse or revoke, without refund, any bookings from parties that may, in our opinion, be unsuitable for the property concerned.
Safety
The safety of all, but especially of children, is paramount. Whilst care and attention is given to safety in the cottages and the associated areas, we must make it clear that it is the parents’ or guardians’ sole responsibility to supervise the safety and good conduct of children at all times whilst on the property. We do not accept any responsibility resulting from failure to do this. Use of the cottage and related areas and facilities is entirely at your own risk. Please however ensure you bring any safety concerns to our attention during your stay.
Noise
We want you to enjoy your holiday. Our cottages are especially suited to parties, including families, who enjoy peace and tranquility. The shared courtyard area is for the enjoyment of both cottages. Please have consideration for other guests. Any noise, whether from people, or electrical equipment, must cease promptly at 11pm.
We pride ourselves as an excellent base from which to tour the South Hams. The garden terrace area for The Pound House is in proximity to the Kingsbridge-Dartmouth road. During the summer peak tourist period in particular, there is likely to be some noise arising from the road traffic.
Breakages
Unfortunately accidental breakages do occur in the cottages from time to time. We ask that you tell us of any breakages or damage as soon as possible so that where feasible repair or replacement may happen. If damage is non-accidental we will anticipate payment for the cost of like replacement.
Cancellation
We hope that you do not have to cancel your holiday for any reason following booking confirmation. Should this happen, you will be responsible for the cost of the period of the cottage booking. Please consider arranging holiday cancellation insurance. The limit of our liability to you in the event of cancellation of your holiday for any reason is strictly limited to the total sum paid to us by you and shall not exceed the total cost of the holiday in any eventuality. If we are able to re-book the cottage following your cancellation we will reimburse you the monies paid less the costs of re-booking.
In the event of the proprietors selling Allerdale Farmhouse, including the holiday cottages, the maximum liability of the owners, past or present, will be to the level of tariff paid in advance to book the cottage.
Parking
There is allocated parking for one car for Well Cottage and two cars for The Pound House. Further vehicles may be accommodated with advance notice.
Miscellaneous
We take care to ensure our advertising, including by website and brochure, is accurate. However, we cannot be held liable should there be any changes or alterations that result in the unavailability of those facilities for whatever reason. Nor can we be held liable for accidents to guests or loss or damage to their property.
